How to Find a Roommate in San Antonio (2026 Guide)

To find a roommate in San Antonio, start with the calendar, not the listing. A lot of shared housing here runs on three clocks: the military bases, where people arrive and leave on orders; the South Texas Medical Center, where nurses and residents work nights and come on short contracts; and UT San Antonio, which fills the northwest side in August and again in January. Match your search to the clock your future roommate lives on, and most of the surprises go away.

The money is the easier part. A room in a shared San Antonio home averages $750 a month with bills included, less than in Austin ($886), Dallas ($870), or Houston ($835), according to the SpareRoom US Rental Index (as of Q2 2026). The median two-bedroom rents for $1,240, down 5.3% in a year (Zumper National Rent Report, as of September 2026), and about one apartment in seven sat empty in the third quarter (Texas Public Radio, citing CoStar). Renters, and especially pairs of renters, have the upper hand right now.

What is the best way to find a roommate in San Antonio?

The best way to find a roommate in San Antonio is to settle lease length and schedules first, then search three channels at once: a compatibility-first matching app, a large listing site, and a base, hospital, or campus channel. Ask every candidate when they expect to leave, because military orders and travel contracts end on fixed dates. Then price a fresh lease against a room: in this market, two people splitting a two-bedroom pay about what one room costs once bills are in, and move-in specials can tip it further.

Most searches take three to six weeks (here is what slows a roommate search down). If you would rather start with people than listings, our San Antonio roommate finder page covers the habits that matter most here.

Three clocks run San Antonio's roommate market

The bases: orders, summer moves, and early exits

Joint Base San Antonio spans Fort Sam Houston, Lackland, and Randolph, and it turns people over all year. All Air Force basic training happens at Lackland, about 35,000 recruits a year (Air Force Basic Military Training), and Fort Sam Houston runs the Medical Education and Training Campus, where Army, Navy, and Air Force enlisted medics train (Health.mil). Recruits and trainees live on base. The people looking for roommates are the instructors, staff, and families who arrive on orders, most of them in the summer moving season (KSAT, July 2026).

Here is the part that catches civilian roommates. Federal law lets a service member end a residential lease early after getting permanent change of station (PCS) orders or deployment orders of 90 days or more (50 U.S.C. 3955), and Texas has a matching rule (Prop. Code 92.017). On a joint lease, that release also covers the service member's dependents, but the statute says nothing about a roommate who is not a dependent. If you co-sign with someone who could get orders, plan on the lease, and the full rent, continuing for you. Ask the landlord for individual leases, or agree in writing who finds the replacement and who covers the gap.

The Medical Center: night shifts and short contracts

The South Texas Medical Center on the northwest side groups hospitals, clinics, and UT San Antonio's health science campus around Floyd Curl Drive, and it runs around the clock. If a candidate works nights, the questions change. Can they sleep through a weekday afternoon, and can the rest of the house keep it quiet while they do?

Travel nurses add a second clock. Contracts often run about 13 weeks, so they want furnished rooms and month-to-month terms, and they usually start looking before they land. Here is how travel nurses find short-term housemates and what to ask them.

UT San Antonio and the colleges: two semester starts

UTSA and UT Health San Antonio merged into UT San Antonio on September 1, 2025 (UT San Antonio), and the university set another enrollment record this fall (UT San Antonio, September 2026). The main campus sits near Loop 1604 and I-10 on the far northwest side, so student households cluster in complexes near campus and along the corridor toward the Medical Center. Many of those complexes lease by the bedroom, which changes who pays when a roommate leaves (here is how joint and individual leases split liability).

The second clock is January. Spring classes start January 19, 2027 at UT San Antonio (registrar calendar) and January 13 at Trinity (Trinity University). If you want a spring room, start looking in November, when students who will be gone in January start hunting for someone to take over their spot. The smaller campuses each anchor their own corner of town: Trinity north of downtown, the University of the Incarnate Word on Broadway, St. Mary's on the west side, and Texas A&M-San Antonio on the south side.

What a room in San Antonio costs (October 2026)

Here is what one person pays each month in the common setups. The room average includes bills; apartment rents do not.

The bills estimate is simple math from published numbers. CPS Energy's residential customers paid an average of 13.0 cents per kWh over the past 12 months (CPS Energy, as of October 2026), so a two-bedroom using 1,000 kWh in a month pays about $130 for power. Add the average SAWS water bill of about $56 (News4 San Antonio, October 2026) and around $50 for internet, and each person's share comes to about $120. That puts half of a two-bedroom within about $10 of the average room.

Two things can break the tie. Move-in specials favor the pair starting a fresh lease: vacancy was 14.9% in the third quarter, and landlords are offering weeks without rent or waived deposits (Texas Public Radio, citing CoStar, September 2026). Summer favors the room with bills included, because CPS Energy adds a peak capacity charge from June through September on every kWh above 600.

The specials have an end date, too. About 13,000 to 14,000 new apartments were finished in 2024, but only about 5,000 are expected this year and about 2,000 in 2027 (same TPR report). If you find a good unit with a roommate now, a longer lease locks in today's prices before the new supply runs out. Compared with renting a one-bedroom alone, a $750 room saves about $400 a month once the solo renter's bills are counted.

CPS Energy and SAWS: whose name goes on the bill

CPS Energy is owned by the city, and it asks new customers without a payment history for a deposit: the greater of twice the home's actual or estimated monthly bill, or the average monthly bill for its customer class. The deposit can be deferred if you had 12 months in a row of electric, gas, or water service in the last 24 months, with no more than two late payments in the last 12 and no disconnection for nonpayment, and CPS may waive it for active-duty military (CPS Energy Customer Terms and Conditions). If you are new to San Antonio, ask your old utility for a letter of reference before you move (CPS Energy).

Water is going up. The City Council approved a SAWS rate plan in October that raises the average residential bill by $3.91 a month, or 6.9%, starting in January 2027 (Texas Public Radio, October 2026). Whoever opens each account owes the whole bill, so decide up front whose name goes where. Here is how to protect the account holder's credit when roommates share utilities.

Pick a side of town before a listing

San Antonio is wide and mostly driven. A VIA bus ride is $1.30, a day pass $2.75, and a 31-day pass $38 (VIA Metropolitan Transit, as listed October 2026), and the Green Line rapid transit route is under construction with an opening planned for April 2028 (Texas Public Radio, October 2026). For most households the commute that matters is a drive on Loop 410, Loop 1604, or I-10, so agree on the side of town first and the neighborhood second.

Rents below are RentCafe averages for apartment buildings with 50 or more units, across all unit sizes (as of September 30, 2026). The citywide average is $1,260.

These are whole-apartment averages, so a single bedroom in any of these areas costs much less. Use them to compare areas, not to price a room.

The Texas and San Antonio rules that change the math

Texas law leans toward landlords, and San Antonio adds only a few rules of its own. One definition matters before the table: Texas counts a sublessor as a landlord (Prop. Code 92.001), so a roommate who sublets a room to you takes on a landlord's duties for deposits and lockouts. A tenant also needs the landlord's consent to sublet at all (Prop. Code 91.005), so get that yes in writing before anyone moves into a spare room.

A deposit is usually one pot for the whole household, so here is how a shared deposit gets split when someone moves out early. If living together has already broken down, here is the legal way to remove a roommate. Our Austin guide covers the same state rules, plus late fees and group applications, in more depth.

For help with your own situation, the city's Neighborhood and Housing Services Department runs RentWise SA renter sessions and tenant and landlord mediation, and it lists legal aid contacts for renters facing eviction (City of San Antonio). A 2020 city ordinance also requires a landlord who delivers a notice to vacate for unpaid rent to deliver a Notice of Tenants' Rights with it (City of San Antonio). Bexar County justice courts hear claims up to $20,000 (Gov. Code 27.031), which covers almost every deposit dispute.

Where San Antonio roommates actually look

Matching apps

Compatibility-first apps like CoHabby start with how people live (sleep, guests, cleaning, noise) and then get to the room. Listing-first apps like SpareRoom and Roomies start with the room. Using one of each covers both, and our side-by-side look at roommate apps lays out how they differ.

Listing sites and apartment locators

Zillow, Apartments.com, and HotPads carry most of the whole-apartment inventory if you are starting a lease together. Texas also has a big apartment-locator trade. Locators tour you through complexes and are usually paid a commission by the property, so ask which buildings pay them before you assume you are seeing everything.

Base, hospital, and campus channels

If you are in the military or a DoD civilian, start with the housing office at your JBSA location, then try military-focused listing sites such as AHRN (a private company, not a government service). Travel nurses tend to search furnished-rental sites built for medical contracts, and staffing agencies often know who has a room opening up. UT San Antonio students can use the university's off-campus housing marketplace, run with College Pads since September 2024, which includes roommate matching and sublets (UT San Antonio). The university does not check the listings, so verify them yourself.

Reddit, Facebook, and Craigslist

The r/SanAntonio and r/UTSA subreddits carry roommate and lease-takeover posts, and Facebook groups for JBSA newcomers and local rentals are busy, though nobody vets the posts. Craigslist still lists San Antonio rooms with little protection for either side. Here is how Facebook Marketplace rental scams usually play out; the Craigslist version follows the same script.

Seven steps to find a roommate in San Antonio

These work whether you are arriving on orders, starting a contract, or staying put.

Step 1: Write down how long you can stay

Orders, contracts, and semesters all end on fixed dates. Put your own end date in writing and ask every candidate for theirs before you tour anything.

Step 2: Budget with a July power bill in it

The $750 room average includes bills. For an apartment split, add your share of power, water, and internet, and ask for last July's and August's bills instead of a yearly average.

Step 3: Pick a side of town by commute

Agree on where each of you needs to be on a weekday, then shortlist two or three areas on that side of town.

Step 4: Search three channels at once

Run a matching app, a listing site, and a base, hospital, or campus channel in parallel, with references, proof of income, and a deposit ready.

Step 5: Screen for schedules, orders, and the thermostat

Ask who works nights, who might get orders, and what temperature the house keeps in August. Our roommate screening checklist covers the rest, and a roommate compatibility quiz gives you both a shared starting point.

Step 6: Check the lease type and the early-exit terms

Ask whether the lease is joint or by the bedroom, and write down what happens if one of you has to leave early: who finds the replacement, and who covers the rent until then.

Step 7: Sign, set up utilities, and photograph the room

Put the utility account holder and the split in writing, and photograph every room on move-in day. Those photos are your evidence when the deposit comes back, which Texas requires within 30 days of move-out once you give a forwarding address.

Orders, night shifts, and the thermostat

San Antonio households rarely fall apart over rent. They fall apart over schedules nobody mentioned. Settle these before you sign, because compatibility on daily habits predicts more of the year than the room does:

Frequently Asked Questions

How much does a room cost in San Antonio?

A room in a shared San Antonio home averages $750 a month with bills included (SpareRoom, as of Q2 2026). Half of a median two-bedroom is $620 before bills, and a median one-bedroom is $950, per Zumper as of September 2026.

What is the best way to find a roommate in San Antonio?

Agree on lease length and schedules first, then search a compatibility-first matching app, a listing site, and a base, hospital, or campus channel at the same time. Ask every candidate when they expect to leave, and compare a room with half of a two-bedroom, since the two cost about the same once bills are in.

What happens to a shared lease if a military roommate gets orders?

Federal law (50 U.S.C. 3955) and Texas Property Code 92.017 let a service member end a lease after PCS orders or a deployment of 90 days or more, with written notice and a copy of the orders. The release covers the service member and their dependents, not an unrelated roommate on the same lease, so agree in writing who finds a replacement before you sign together.

How many roommates can legally live in a San Antonio house?

Texas caps occupancy at three adults per bedroom (Property Code 92.010), so a three-bedroom house can hold up to nine adults. San Antonio's property maintenance code also requires 50 square feet per person in a shared bedroom and bans sleeping in kitchens, and a lease can set a lower number.

The bottom line

A shared room costs less in San Antonio than in Austin, Dallas, or Houston, and right now renters can bargain. The harder part is the calendar. Ask about orders, shifts, and semesters before you ask about the room, write down what happens if someone leaves early, and agree on the thermostat before the first July bill. Do that, and the savings that made a roommate worth it in the first place stay yours.
